I ran across an article in my February 2009 Realtor Magazine and they offered the following suggestions:
- Kitchens and bathrooms still make the biggest impression on buyers
- Stainless steel appliances are still essential today in almost every home price point
- Some things you can do that won't break the budget but add value are tiling a backsplash, painting kitchen cabinets instead of replacing, change the hardware, add undercounter lighting
It seems that more emphasis are now being placed on spending less to gain more and in this is economy saving money is at the top of everyones list.

Landscaping is another low expense home improvement project that will improve your home value. Albeit a green thumb, the sweat equity invested to increase curb appeal improves value and attracts buyers. I strongly encourage ALL without a green thumb to consult with a horticulture specialist before venturing into your own yards - trust me - after many long hours landscaping my own yard last summer I will have nothing to show for it this year. I agree. I'm about to put my 1 bedroom condo on the market and I do plan on updating my kitchen. I believe in order to get folks excited the kitchen needs to have a wow factor......the good kind, but I will keep a close eye on the budget and do exactly those things you listed. Thanks.
